Building Surveying Technician

PURPOSE OF THE ROLE

To assist in the provision of an efficient and effective service in respect of planned maintenance and contract works. To assist in the definition and preparation of contract specifications, estimates, the supervision and monitoring of contracts and evaluation of contractor performance. To assist in the management of Term Contracts.

JOB RESPONSIBILITIES

  • To assist in the provision of a fast, efficient and cost effective planned maintenance and contract works service.
  • To assist in the provision of technical advice/assistance, information and guidance on any issues relating to the definition of client needs and requirements within the function of planned maintenance and contract works.
  • To evaluate the effects of, report on and adjust contract specifications to accommodate any changes in or variations to the needs and requirements of the client.
  • To assist in the supervision of contracts and the monitoring of progress as well as maintaining quality control and cost control standards in the implementation of all work relating to planned maintenance and contract works.
  • To provide assistance to the Building Surveyor and Senior Building Surveyor with the development and control of work programmes and appropriate performance indicators.
  • To assist in the maintenance and monitoring of safe and responsible working methods in accordance with legal requirements.
  • To liaise with administrative and clerical support staff.
  • To undertake building surveys, determine maintenance/work/inspection programmes and assist in the preparation of comprehensive written reports.
  • To assist in the planning and programming of annual cycles of work and work programmes.
  • To assist in monitoring budgets including those budgets allocated to the Section.
  • To assist in the maintenance of effective and up to date records of works completed and ensure information is recorded in the Council’s AMP database.
  • Assist in the drafting of Specifications and Estimating
    • Preparation of schedules of work following site inspections.
    • Preparation of Tender documents including specifications.
    • Estimation of costs of work.
  • Assist in the Supervision/Checking
    • Supervision of contractors on site.
    • Contract administration including issuing of site instructions to contractors for works.
    • Reporting to senior staff on performance of contractors.

Client/Other Liaison

  • Responding to client requirements.
  • To deal with complaints from public/other.

 

Any other duties commensurate with the post
  • To participate in in-service training.
  • To attend on site when requested to supervise projects after normal working hours.
  • To undertake such other duties and responsibilities of an equivalent nature as may be determined by the Property Director from time to time in agreement with the postholder.

 

 

PERSON SPECIFICATION
Qualifications
  • Please see attached sheet for BSc (Hons) Building Surveying entry requirements.

 

Experience
  • Experience in the preparation of Tender and contractual documentation.
  • Experience of assisting in monitoring budgets and developing and controlling work programmes.
  • Experience of working in an environment committed to “customer care”.

 

Technical Skills
  • nowledge of tendering and contractual procedures.
  • Knowledge of relevant Health and Safety legislation.
  • Knowledge of maintaining and monitoring safe working methods.
  • Knowledge of construction industry.
  • Ability to settle accounts.
